Pikewell is a three broker firm that buys and sells homes in Washington Park, Highland, Sloan's Lake, Park Hill, Central Park and Berkeley. One broker stays with you from the first call to the closing table.

Why Pikewell

A small brokerage that knows its streets.

Denver changes from one block to the next. A 1912 Denver Square two blocks from Washington Park and a 2019 townhome by Sloan's Lake are different purchases, with different inspections, different taxes and different resale stories.

So we keep our map small. Ilsa Brandvold opened Pikewell in 2014 to work a handful of neighborhoods closely, and that is still how the firm runs. When you ask what a house on Tennyson Street should sell for, the broker answering has probably been inside the three most recent sales on that block.

Buying with Pikewell

Four steps from first call to front door keys.

Most buyers tour for four to eight weeks and close 30 to 45 days after an accepted offer.

  1. Talk it through

    A 30 minute call or coffee about budget, timing and which neighborhoods fit how you live. No paperwork yet.

  2. Sign the buyer agreement

    Before the first tour, we sign a written agreement that states our services and our fee in plain numbers.

  3. Tour and compare

    We tour together and send notes after each home: recent sales nearby, what the roof and sewer line are likely to need, and what we would offer.

  4. Offer, inspect, close

    We write the offer, schedule the inspection, sewer scope and radon test, negotiate repairs and track every deadline to closing day.

What changed for buyers and sellers in August 2024?

On August 17, 2024, new practices took effect across the country after a settlement involving the National Association of Realtors. Three things changed, and they shape how every purchase and sale works now.

A written agreement comes before the first tour

A buyer working with an agent signs a buyer agreement before touring a home with that agent.

The agent's fee is stated and negotiable

The agreement names a specific amount or rate. It cannot be open ended, and the agent cannot collect more than it says.

Buyer agent pay is off the MLS

Sellers can still offer to pay a buyer's agent, or offer a credit toward closing costs. That offer is now made outside the MLS.

Three brokers, one phone number.

Ilsa has held a Colorado license since 2006 and opened Pikewell in 2014 with one rule: a client should never wait a day for an answer. She still takes her own listings and reviews every contract the firm writes.

Tobias Hallgren works with buyers and spent eight years as a home inspector first. Nia Abernethy prepares and lists homes and came from staging. Between the three of them, every part of a sale has someone who has done it by hand.

Do I need to sign something before you show me a home?

Yes. Since August 17, 2024, a buyer working with an agent signs a written agreement before touring a home with that agent. Ours is one page of plain terms on top of the Colorado approved form, and it states what we are paid before you see a single house.

How much does it cost to buy a home with Pikewell?

Our fee is written into your buyer agreement as a specific amount, and it is negotiable. In many sales the seller agrees to cover some or all of it as part of the offer. You see the number before you sign anything.

Which Denver neighborhoods do you cover?

We work every day in Washington Park, Highland, Sloan's Lake, Park Hill, Central Park and Berkeley, and we take clients across the rest of metro Denver. Each of those six neighborhoods has its own guide on this site.

What is my Denver home worth right now?

An online estimate is a starting point. For a number you can plan around, ask for a home value report. A Pikewell broker walks the house, pulls recent sales nearby and sends a written range within two business days, with no obligation to list.
