Replacement cost or actual cash value?
Replacement cost coverage pays to repair or replace your house and belongings at current prices. Actual cash value coverage pays replacement cost minus depreciation.
On an older roof, that difference can be most of the bill. Ask which one your policy uses for the roof, because some policies treat the roof differently from the rest of the house.
The dwelling limit should match what it costs to rebuild the house. That number has little to do with what the house would sell for, and it moves when lumber and labor prices move.
